Terms of Service

Last updated October 25, 2026

These terms are an agreement between you and Synergetic Ventures LLC, doing business as BuildTipoff ("BuildTipoff," "we"), 160 W Camino Real #1172, Boca Raton, FL 33432. By subscribing to or using BuildTipoff you agree to them. If you are signing up for a business, you confirm you can bind that business.

1. What we provide

BuildTipoff compiles information from public government records, such as building permits, permit applications, facade and parking structure filings, violations and property records, and delivers it to subscribers as scored lead lists by email, CSV or webhook. Depending on your plan we may also provide a builder leaderboard, a compliance forecast and postcard mailings.

2. The data

Lead data comes from public sources and is provided as is. Agencies publish late, correct records and sometimes make mistakes, so we do not guarantee that any record is complete, current or accurate, or that any lead will result in work. Scores, notes and deadlines are our good-faith reading of public information, not legal advice.

BuildTipoff is not a consumer reporting agency, and lead data is not a consumer report under the Fair Credit Reporting Act. You may not use it to decide anyone's eligibility for credit, insurance, employment, housing or any other purpose covered by the FCRA.

3. How you may contact owners

You are responsible for how you use lead data and for following every law that applies to your outreach. In particular:

  • Do not call or text a homeowner's cell phone with an autodialer, prerecorded or artificial voice, or AI voice without their prior express written consent. A permit record is not consent. This is required by the Telephone Consumer Protection Act and state laws such as Florida's Telephone Solicitation Act.
  • Honor the National Do Not Call Registry and any request to stop contacting someone.
  • Commercial email must follow CAN-SPAM, including a working opt-out and your postal address.
  • Florida roofing contractors may not offer rebates, gifts, cash, coupons or deductible waivers to induce a roof inspection or insurance claim (Fla. Stat. 489.147). We do not mail roofing postcards in Florida.
  • Do not use lead data to harass anyone, misrepresent yourself, or imply you are a government agency.

Builder and contractor phone numbers we provide are business listings for business-to-business contact.

4. Acceptable use

Your subscription is for your own business. You may not resell, republish, sublicense or share lead data with other companies, scrape our site, or try to access data for ZIP codes or trades you do not subscribe to. We may suspend accounts that break these terms.

5. Plans, billing and cancellation

Subscriptions are billed monthly in advance through Stripe and renew automatically until cancelled. You can update your card, download invoices or cancel at any time in the billing portal. Cancellation takes effect at the end of the current billing period. Promotional pricing, such as founding Territory pricing, applies only for the period stated at checkout.

First-month guarantee: before or right after you start, we agree on a minimum number of qualifying permits for your ZIPs. If your first month comes in under that number, email us within 15 days of the month ending and we will refund that month. Other payments are non-refundable except where the law requires otherwise.

6. Territories

On the Territory and NYC Compliance plans, the first subscriber for a trade in a ZIP code receives that trade's leads in that ZIP exclusively while subscribed. If you buy another plan for a trade and ZIP already held by a Territory member, we will move your ZIP codes or refund you. We decide what counts as a trade, and we may adjust ZIP clusters to keep territories fair.

7. Postcards

On plans that include postcards, you supply your business name, phone, offer and website, and you confirm the offer is truthful and lawful. We may edit or decline any card. Monthly card limits are shown on your plan. Owners who ask not to be mailed are removed.

8. CRM webhooks

If you give us a webhook URL, you authorize us to send lead data to it, and you are responsible for the systems that receive it.

9. Disclaimers and limits of liability

The service is provided "as is" without warranties of any kind, to the fullest extent the law allows. BuildTipoff will not be liable for lost profits, lost jobs or indirect damages, and our total liability for any claim is limited to the amount you paid us in the three months before the claim. You agree to indemnify BuildTipoff against claims arising from your outreach or your breach of these terms.

10. Changes and law

We may update these terms and will post the new date above. Continuing to use the service means you accept the update. These terms are governed by Florida law, and disputes will be heard in the courts of Palm Beach County, Florida.
